The concept of staging is designed to showcase your home’s features, down play its weaknesses, and remove as many potential buying obstacles as possible. Average home buyers lack vision, and want their new home to be as “turn-key” as possible. So, that means you have to show them how the room is used and you need to ensure the home requires little to no work to be done.

WHAT DOES IT COST TO STAGE YOUR HOME?
Staging your home doesn’t have to be an expensive endeavor and much of the expense will depend on the condition of the existing home. Depending on where you live, staging professionals can cost anywhere from $300 to $5,000. This fee is a small price to pay, compared to reducing your sales price by $10K or $15K. As a general rule of thumb, staging costs are typically 1% of the list price, even if you are doing the work yourself. ($250,000 list price = $2,500 staging costs) This number is easily reduced by thinking how to rearrange, repaint, and recycle what you already have.

PACKAGES & PRICING
In-Home Consultation: $150
This consultation will provide you with verbal ideas of how to rearrange, accentuate, redesign and show off your space to potential buyers. Consulation takes approximatley 1-2 hours.
Written Staging Plan: $150 (in addition to In-Home consultation fee)
A written staging plan is your detailed map on what you need to do to show off your home. Provides each room the following details:
- Features to show off to potential buyers
- De-cluttering needs
- Painting, if needed
- List of purchases, with costs and resources, if needed
- How to place furrniture
- Putting on the finishing touches.
Staging Shopping: $35 per/hour (plus the cost of items purchased. Requires a $200 deposit)
Maybe you don't have time to shop, don't know where to shop to get what's on your list..no problem. We'll shop for you and deliver the items to you.
Implementation: $75 per/hour (3 hour minimum)

ON-LINE
If you are not in the local area and still need designer help. Don't worry. We offer special packages just for you.
Listing Look Over: $225
We will review your on-line listing (with photographs), check out your competition and prepare a written staging plan.
Emailed Photographs: $100 per/room or $250 for whole house review
Email us photogrpahs of your room(s) and will provide a summary email of our suggestions.
